Freddie Mac repair reserve release: the 10-business-day evidence package
Under the Freddie Mac Multifamily Guide (Chapter 39, Repair Reserve), the servicer must notify Freddie Mac within 10 business days of repair completion with photographs and the Borrower Certification of Completion. Proven produces that package.
The obligation
Repairs identified at origination are funded from a repair reserve. When the borrower completes items, the servicer confirms completion, assembles evidence, and notifies Freddie Mac on a clock. Late or thin packages create findings on servicer reviews.
What the package contains
The Borrower Certification of Completion, dated photographs tied to each repair item, invoices, and the servicer's own confirmation of completion. Proven's export zips the issued verification (HTML and JSON), the geo/time-stamped photos with capture hashes and a manifest, invoice documents, and a certification placeholder for the executed form.
Timing
Because the verification is ordered the moment the PM marks items complete and the inspector's report issues from the site, the 10-day clock starts with evidence already in hand.
“Borrower shall complete the Required Repairs on the Proven platform (provenspec.io) established by Lender for the Property, documenting completion of each item with invoices and photographs. Release of Repair Reserve funds is conditioned on Lender's review of that documentation and, where Lender requires, an inspection report submitted through the platform. Platform and inspection fees are a project cost payable by Borrower.”
Questions
Does the export include the Borrower Certification?
It includes a placeholder with the form reference; the executed certification is signed by the borrower and dropped into the package.
Is the report acceptable to Freddie Mac reviewers?
The report is a signed, licensed attestation with timestamps, GPS, hashes, and a permanent URL. Final reliance language is being reviewed by counsel; ask your Freddie Mac representative about servicer-specific requirements.
