Know the work is done before the money moves.
One place to manage repair reserves, capital projects, and construction draws from closing through completion — so your team always knows what was required, what has been completed, what has been verified, and what is ready to fund.
No account needed for the demo. First 3 projects free. Inspector? See the inspector's side.
Your entire CapEx exposure at a glance.
Reserves held, funds released, work remaining, overdue requirements, inspection status, and the documentation behind every line.
Require → Prove → Verify → Release.
The borrower manages the project. You manage the obligation, the verification, and the release of money — instead of an email thread, a spreadsheet, and a shared drive.
- 01Require
Load the PCA, reserve agreement, capital requirement, or draw schedule. Every item becomes a line with its amount and its deadline.
- 02Prove
The borrower submits invoices, photos, lien waivers, draw documentation, and completion evidence — on the line it supports.
- 03Verify
Your inspector confirms the work in the field and submits a standardized report from the same file.
- 04Release
Your team reviews the complete file and releases funds with confidence. The rest stays held.
One process for every dollar you need to oversee.
Whether you're holding repair reserves, monitoring ongoing capital requirements, or funding construction draws, Proven gives your team the same controlled workflow: define the requirement, collect the evidence, verify the work, and release the funds.
Know every required repair from day one.
Import PCA requirements at closing and track each item, deadline, reserve amount, borrower submission, and inspection in one place. Proven shows your team exactly what's complete, what's overdue, and what's still holding lender funds.
See what's happening after the loan closes.
Track lender-required capital work across the life of the loan without relying on spreadsheets and borrower email updates. See budget, spend, documentation, status, deadlines, and verification for every project.
Make every draw easier to review and defend.
Manage the draw schedule, borrower requests, supporting documents, inspections, retainage, and approved releases in one workflow. Your team gets a clear record of what was requested, what was verified, and what was funded.
First 3 projects free. Then $25 per project per month.
We bill you, one line per project. Pass it through to the borrower as a draw or inspection fee — the way you already pass through the inspection. Everyone you add — owner, asset manager, PM, construction manager, inspector, controller, accountant — joins free. No seats, no tiers, no contracts.
Questions.
Who starts a project?
You do. Name the property, pick what it is — a repair or replacement reserve, a capital project, or a construction loan — and add the people. The owner, asset manager, property manager, construction manager and inspector each get a link that opens straight to their part. Nobody on their side sets anything up.
What does a project hold?
The requirement (PCA table, lender letter, AIA G702/G703, Yardi export, capital budget — uploaded and read by AI, confirmed by you), every borrower submission with its invoices and photos, per-line documentation (before/after photos, bids, receipts, lien waivers, notes), the inspector's report, the people on it, and a timestamped record of who did what.
How does the inspector fit in?
You assign them to the project. When the borrower's team marks items complete or submits a draw, you request an inspection; the inspector sees only those items, walks them with photos and notes, and submits a standardized report from the same file. You release from the page the report lands on.
Who pays?
We bill you, the lender — one line per project. Most lenders pass it through to the borrower as a draw or inspection fee, the way the inspection itself is passed through; one sentence in the commitment letter makes it a project cost. Your first 3 projects are free; after that, $25 per project per month. Everyone you add joins free.
Does this replace our loan-administration software?
No. It replaces the email thread, the spreadsheet, and the shared drive between you, the borrower's team and the inspector. Your ledger stays where it is.
Do borrowers need an account?
Only the people you add, and only when they open their link. They see their projects with you — never a portal to set up, never your other loans.
